So you’ve made the big decision, then. You’ve decided it’s time to go ahead and get into renting out a home for someone else to to take care of. You remember the old days of being a landlord, and how much money you must have spent over the course of that year, and you realize now that you want a piece of that.

Nothing wrong with that. But if you’ve been at it for even a year, you probably have an appreciation for how tricky that can be.

To begin with, you have to make sure that it looks good – that it looks attractive to live in. And then you have to make sure that the rent you’re charging is fair. Even after having gone to all that trouble, there’s still no guarantee that it’s all going to go great. You still have to worry about the tenants.

The tenant is really the trickiest element of the whole equation. The other parts – curb appeal, rent, rental contract, etc. – are relatively easy. They’re static things, not people. They can be dealt with and controlled reasonably well.

But people are different animals entirely. Controlling them is an entirely separate kind of issue. They may not feel that the rent is fair, or they might get into your property, ruin it for a few months to a year, and then leave without fixing anything.

You can obviously get around that by putting the right clauses in the contract, but that doesn’t change how tricky that sort of thing can be.
